After purchasing a home through them in 2004 on the Southeast side of Tucson, I must express my extreme satisfaction of their customer service. Not only did they build a solid home, but when service items like, stucco repair, dry-wall re-texturing, painting touchups, tile work, etc, came to my attention, Pulte did not hesitate to set up an appointment and come out to fix/repair these items. For this dedicated service I award Pulte Homes the 2007 Builder Award. It is quite evident that this is a well devoted company, as seen by their consecutive JD Power Awards year after year.
The Runner Up
...Pepper Viner Homes. A custom home builder in Tucson, they have been around for a long time. And its no wonder, with their Design Flex methodology, they can give new home buyers a sense of buying a custom home. No two homes are alike, which a lot of people find advantagous with all the cookie-cutter subdivisions in Tucson. While I have not had extensive work with Pepper Viner, I have spoken to many people about the quality of their work and their customer support. Everyone I spoke with had high praise regarding their sales and staff team. After recently moving into a newer Pepper Viner home, I noticed issues with the A/C, whirlpool, roof tiles, grading, dishwasher, furnance, etc. Mind you, I purchased a foreclosure that obviously was not maintained. And even with the two year warranty about to expire, Pepper Viner didn't hesitate to have their customer service rep come out and schedule subcontractors to come out and service the failing items. I was amazed! I would expect to see Pepper Viner at the forefront of Tucson home building for years to come. Who knows, maybe they will rise to the 2008 Home Builder of the Year.

The latest statistics for Tucson real estate shows a steadying of home prices. July 2005 has been determined to be the peak of the Tucson housing market, the past two years have allowed for a correction in prices. Sellers are now pricing their homes more reasonably. Buyers are coming back into the market. Prices and inventory are holding steady. The National Association of Realtors is expecting the market to pick up in the second half of next year.
November 2007 Stats
Homes for sale: 9,234 - Down from 9,313
Avg home sale price: $269,968 - Up from $262,251
Median home sale price: $213,000 - Up from $210,000
Average Days On The Market (DOM): 97 - Down from 99
Months of Inventory: 11.3 - Down from 11.8

Last week I had the opportunity to visit the Passages of Tucson Open House held off of I-10 and Hwy 83. On site was Jim Miller and Robert Hoffman, developers of the project. They discussed the road to development of the project, where the project was heading and when to expect completion. While the project is expected to last 10 to 12 years, construction will be completed in phases so shoppers can utilize the stores.
Currently, the sewer lines are being laid and construction is due to occur in 2009. This project will pave the way for new development within the Vail area. It is much needed development. Local builder Pathway Development has found itself in the Tucson real estate headlines. This time not for good reason. After being headlined in the Arizona Daily Star for its failing Corona De Tucson condo development, Aldea del Rey. It is now gaining negative spotlight for its Sabino Springs Estates debacle. After purchasing this luxurious land and spliting the development into sellable and buildable lots ranging from $250k to $450k, this company is has been served with a multiple of lawsuits due to delayed development and mismanagement, according to the Daily Star.

Seems like day after day we are feed new information regarding foreclosures, lending standards and the credit crunch. It is hard to draw the line at reality and media hipe, but I think the truth can be found somewhere in the middle.
The releases from the major banks indicating a lack of public money is very disturbing. Because without money being lent to home buyers, homes will not sell. Fortunately, the government is stepping up and issuing more government backed loans through the FHA. This will help credit worthly home purchasers.
We do have to remain patient to see the glut of home inventory decrease. Remember that hundreds of thousands of people bought brand new homes between 2002 through 2006. They are not ready to move up yet. Families, on average, stay in a home for about 7 years. So, we should see up-movers start repurchasing in 2009. What would be benefittal for the market in general would be to see investors come back. From personal experience, I know a lot are sitting on the sidelines to wait and see. Well, we are nearing a bottom and those that stay on the fence are going to miss a great opportunity. The way I see it, real estate is still a great investment. Everyday, 6,000 people are retiring. These retirees are looking for a great place to relax and enjoy the rest of their non-working lives. Tucson is a great place for many of them.
